• ensuring your common property is properly maintained to a high standard and kept clean and free of all dangerous or hazardous substances. 
• maintaining all grassed areas, garden beds, trees and general planted areas by regular lawn mowing, pruning, mulching, weeding, fertilizing, top-soiling, planting and watering together with other such duties as may reasonably be required. 
• maintaining all watering or irrigation systems.
• maintaining all edging of pathways, lawns, gardens and general planted areas. 
• Hard and soft scapes (landscaping)

We have regular contact with Tweed Shire Council and their Waste Management team, to assist with successful removal of rubbish, including: 

• Removal of litter from common property on a regular basis, .
• Arrange and supervise appropriate rubbish removal on a regular basis, inline with council collections
• Ensure all rubbish bins, other domestic waste receptacles, bin rooms and rubbish chutes are regularly cleaned, deodorised and sanitised.
• Regularly clean any water features of excess leaves and debris.
• Removal of green waste on a regular basis
• Residential, Commercial & Hazardous waste removal
• Skip bin clean outs

Either by monitoring the condition of Common Property or when requested to do so, we take remedial action as necessary by:

• Undertaking minor repairs, maintenance that does not require a licenced contractor.
• Report repairs/maintenance required to be undertaken by licenced contractors and obtain quote/s for approval.
• Arranging contractors to undertake the approved work/s 
• Install signs, blockades or any other safety barricades
• Lighting, Drainage, Pool maintenance, Gym maintenance.
• Monitor all common property facilities 

We are one of the only building management teams in the Tweed district that has extensive experience in building fault diagnosis, concrete and structural repairs, leak detection and moisture detection.

We clean the common property facilities on a regular basis including but not limited to:

• Pressure Cleaning
• Garbage bins, bin rooms, garbage chutes (if applicable).
• Main reception, entry foyer, letterboxes. (if applicable)
• Common facilities such as Gym's, showers, toilets, libraries, games, conference or committee rooms. (if applicable)
• All corridors and walkways (if applicable).
• Glass balustrades, gates and doors (if applicable).
• Car parks and driveways (if applicable).
